A new industrial multi-let business park is likely to open on Clough Road, Hull in the next couple of years.

PPH Commercial have announced that they have successfully completed the multi-million-pound sale of Hull’s former Npower headquarters to an ambitious local property developer.

Tradepark Ltd, a Beverley-based property company owned by Mark Butters, has acquired the 5.98-acre site on Clough Road after it was brought to market for offers over £2m.

Tradepark’s growing portfolio already includes The Hall, a Grade One-listed office complex in Beverley’s Lairgate, the Piper Club on Newland Avenue and the K2 Bond Street development, a multi-use complex featuring offices, restaurants, a Hot Yoga studio, gym and roof terrace.

The former Npower site on Clough Road will become a multi-let business site

Although Tradepark has only owned the former Npower site for a matter of days, they already have ambitious plans that could eventually create hundreds of new jobs.

Mr Butters said: “We’re planning to repurpose the site and transform it into a large multi-let industrial space that’s an attractive proposition to national brands and local SMEs.

“Although our plans are still in their infancy, we’ve already fielded several interesting enquiries from some well-known names.

“The site is enormous and ideal for a wide variety of uses. We’re confident our investment will eventually provide a significant jobs boost for the city.”

PPH director Ben Medhurst, who helped conclude the transaction, believes the investment will prove beneficial for the Hull jobs market.

He said: “This is a huge and extremely-significant site which presents an excellent opportunity to create a unique development in a very popular location in Hull.

“We are delighted to have completed this significant sale on behalf of Npower to Tradepark, a locally-based developer.

“Mark and his team have a great reputation for innovative design and I’m sure they’ll enjoy coming up with a scheme which is befitting of the location and their ambitious plans.

“We have been retained by Tradepark to promote the site, alongside Scotts Property, so it’s very much a case of watch this space for further developments. I’m sure it’s exciting times ahead for this prime development site.

“Hopefully, this initiative will create hundreds of new jobs in the near future – providing a massive economic boost for Hull and the East Yorkshire region.”
